  1. Do you accept Housing Benefit/DSS tenants?
    Please be aware that any prospective Housing Benefit tenant looking to rent a property from us must supply a Guarantor (someone who guarantees that the rent will be paid on your property). This person must be in full time employment and be earning 3 times the rental income for a 12 month period, eg if the monthly rent is £400 the 12 month rental figure would be £4800.  This figure x 3 = £14,400.  Therefore, if a Housing Benefit tenant wishes to rent a property for £400 per month their Guarantor must be earning at least £14,400
  2. How much will I need to move in to one of your properties
    Reference
    We require all applicants to complete a referencing form which will then be checked by Homelet Referencing Agency.  The cost of referencing is £65 and must be paid in advance. (The submission of a referencing application is no guarantee of tenancy).

    Bond
    A bond equivalent of 6 weeks rent is required for all tenancies and must be received by us prior to the tenant moving into the property - eg Monthly rent = £400 therefore bond = £600.

    Rent
    Before a tenant can move in, one months rent is also payable in advance.

    If any payments are made by cheque, a minimum of 5 working days must be allowed for it to clear.
  3. How do I secure a property?
    To secure a property we will require a fully completed application form together with £65 application fee and a deposit equivalent to half of the bond.
  4. How much will I need to earn?
    If the application submitted is by an individual you must be earning 2.5 times the rental income for a 12 month period.  For example, if the monthly rental is £400 the 12 monthly rental figure would be £4,800.  This figure x 2.5 = £12,000.
  5. Do you allow pets?
    No
  6. Who is responsible for the Utility Bills and Council Tax?
    The tenant is responsible for all of the above.
  7. How long is a typical let?
    A minimum of 6 months is a typical let, after this period has expired a further 6 or 12 months can be granted subject to both parties having mutual agreement.
